Due to the county’s water restrictions and changes in the Florida Statues regarding Florida Friendly standards, the Board of Directors has voted to permit ARGENTINE BAHIA & ZOYSIA grass as options to the community’s standard of St. Augustine.
However, Cove residents wishing to plant Argentine Bahia or Zoysia grass must follow the
Guidelines below:
- A minimum of a 2 foot wide buffer zone consisting of mulch, mulch and bushes, etc. must be created between the homeowner’s lawn (wholly on their side) and all neighboring Homeowners’ lawns.
- The design of said buffer zone must be approved by the ARC and THIS AREA MUST BE MAINTAINED BY THE OWNER so the lawns do not cross-contaminate each other. The Buffer zone must be installed prior to or at the same time as the sod.
- ARGENTINE BAHIA only will be allowed. This is the wide-leaf variety most similar in Appearance to St. Augustine and makes the better lawn grass with generally a darker green in color. Pensacola, Tifton9 or any other Bahia grasses are PROHIBITED and the owner will be responsible to replace their sod at their expense if they knowingly install or allow the installation of an incorrect variety. Owners are advised to keep their receipts for proof if there is a discrepancy in which grass was installed.
- The homeowner acknowledges that they will properly maintain the lawn as required to keep it in good condition and without allowing it to go to seed. This may require more frequent mowing since Bahia grass tends to grow more vigorously than many other grasses in the summer time.
- Note Bermuda and other grasses have NOT been approved.
